These Terms of Use govern your access to and use of the Lower Reverse Mortgage website ("the Site"), operated by loan officer Adriel Esparza (NMLS #237241). By using the Site you agree to these terms.
Informational only
All content on this Site, including calculator outputs, articles, and comparison tables, is provided for general informational purposes. The Site is not a commitment to lend, an offer to extend credit, or an approval for any loan. Estimates produced by the calculator are illustrative and based on user-provided inputs and current published factors; actual loan terms depend on appraisal, title, occupancy, age, interest rates, and lender underwriting at the time of application.
Loan approval
All loans are subject to credit approval, property appraisal, title review, and applicable state and federal regulations. Reverse mortgage borrowers must continue to pay property taxes, homeowners insurance, HOA fees (if any), and home maintenance, and must occupy the property as a primary residence, or risk default and foreclosure.
No government affiliation
These materials are not from HUD or FHA and were not approved by HUD or any government agency. The Home Equity Conversion Mortgage (HECM) program is insured by the FHA, but the Site and its operators are independent and are not endorsed by HUD, FHA, or any other federal or state agency.

Governing law
These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws principles. Any disputes arising out of these Terms or your use of the Site shall be resolved in the state or federal courts located in California.
